Payment and Deposit Terms to Secure a Booking

For Direct Booking with Owner - Payment Terms: 50% rental deposit payable to secure booking. Balance of 50% payable at least 1 calendar month before the arrival date. If booking is made less than 1 month prior to arrival date then the full balance should be paid to secure the booking. All payments via BACS.
* For first time guests we will also require a £100 damage deposit to be paid at the time of final balance payment. It will be returned to the guest's bank account by BACS within 3-5 days of the end of the rental period subject to any damages, obviously excluding wear and tear.
For Airbnb booking - Payment Policy: As per the prevailing Airbnb policy, which will depend on the lead time between the booking date and the arrival date - they usually offer an option to pay 50% up front with the balance automatically deducted from the same payment card at a later date.
For Holiday Lettings booking - Payment Policy: As per the prevailing Holiday Lettings policy, which will depend on the lead time between the booking date and the arrival date.
 

Cancellation/Refund Terms

For Direct Booking with Owner - Cancellation Policy: As per the Airbnb terms in the next paragraph.
For Airbnb booking - Cancellation Policy: 100% refund (including the booking fee) if cancelled up to 48 hours after booking (subject to booking being more than than 7 days before the arrival date). 50% refund of the rental cost (excluding the service fee) if cancelled by 14.00hrs, 7 days or more before the arrival date. Thereafter, no refund.
For Holiday Lettings booking - Cancellation Policy: 100% refund within 24 hours after booking (provided the stay is at least 60 days away). 50% refund of the amount paid (minus the booking fee*) if cancelled at least 4 weeks before check-in. No refund if cancelled less than 4 weeks before check-in.
*Accident or Illness Cancellation: Subsequent to the covid debacle we clarify that we do not offer discretionary refunds outside the terms of the standard cancellation policy for requested booking cancellations that reference any guest accident, illness, injury, hospital appointment or other similar reason. Please check your personal insurance provision to see what may be claimable in the event of any financial loss that you may suffer as a result of an accident or illness that may prevent you from fulfilling your booking.
 
General Terms
 - The house is only available for rent to families and adult couples over 30 years of age. It is not a party house and any loud music or other activities, (including any reported anti-social behaviour, shouting, profanity or drug taking ) represents a breach of the booking terms.
- No GCSE or A Level Leaver groups or hen parties or stag parties are allowed.
-If you're under 30 and you don't mention it when you send your booking enquiry we will ask you to leave and/or cancel your booking so please be honest about it - it's in everyone's best interest. Sometimes we allow under 30's to make a booking but only by prior disclosure and agreement.
- Dogs are allowed by prior agreement. We accept well-behaved small and medium sized dogs. Maximum 2 dogs per booking. Payment of £10 per night per dog will be charged separately from the rental booking fee.
- Electric Vehicles: We do not allow charging of EVs from the mains power supply of the house. Any initial attempt to do so will result in a £70 charge. Refusal to pay the charge, or any repeat attempt, will result in immediate cancellation of the booking and all guests will be asked to leave immediately.

Legal / Contractual Terms

For Airbnb Bookings: An Airbnb booking is subject to a contractual agreement between the renter and Airbnb.
For Holiday Lettings Bookings: A Holiday Lettings booking is subject to a contractual agreement between the renter and Holiday Lettings (a Trip Advisor company).
For Direct Bookings with the Landlord: Please read below contractual terms
General:
A Direct Booking (ie: a booking not made using one of the online booking agent companies) represents a legally binding contract between the property owner, Tim Maylor, and the renter.
The renter is the person who undertakes communication with the property owner through to the confirmation of the booking, which will take place as soon as the initial deposit payment is received by the landlord (payments will be via BACS bank transfer). This person is responsible for ensuring all members of the renting party accept and adhere to these terms and conditions.
The property referred to being 30 Cae Du, Abersoch, Gwynedd, LL53 7EN.
Bookings:
A booking deposit is payable before any booking will be confirmed. Until a booking is confirmed (ie: deposit payment received by the landlord) the property will continue to be available on the same dates for any other interested party to book.
The remaining balance of the rental charge, along with the breakage deposit, is payable not less than 1 calendar month prior to the start of the renter’s arrival date. Failure to pay this balance in full by the due date will constitute a cancellation of the holiday by the renter. Renters should be sure to diarise / note the due date of the final balance payment as reminders are not routinely issued.
Bookings made less than 1 calendar month prior to the arrival date must be paid in full at the time of booking.
Cancellation by the Renter:
Cancellation of the booking by the renter should be made by email to maylortim@gmail.com.
Refund terms as follows: 100% refund if cancellation takes place up to 48 hours after booking (subject to booking being more than 7 days before the arrival date). 50% refund if cancelled by 14.00hrs, 7 days or more before the arrival date. Thereafter, no refund.
There will be no discretionary cancellation refund amounts outside the terms of the standard cancellation policy, including for requested cancellations that reference any guest accident, illness, injury, hospital appointment or other similar reason.
Cancellation by the Property Owner:
The property owner will always endeavour to make sure the property is available for the dates contracted. In the unlikely event the property becomes not available or not suitable for use (for reasons such as, but not limited to, property damage or a malfunction / breakdown of  any of the integral core services within the property, howsoever caused) the property owner will cancel the booking and will endeavour to find the renter suitable alternative accommodation. If suitable alternative accommodation cannot be found, the renter shall be entitled to a full refund. The property owner shall only be liable to return the monies received. No compensation or consequential losses of the renter shall be liable or be paid.
Miscellaneous:
Whilst every care is taken to provide a true and accurate description of the property, over time, minor alterations are made and some things can change. The renter accepts that no refunds are available for such discrepancies.
The property owner reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.
The property owner is entitled to ask the renter to leave the property without any refund if, in the property owner's opinion, the behaviour of the renter and/or his/her party is unacceptable or if it is apparent that the renter has breached the conditions for the rental, including but not limited to the following conditions:
1) Strictly limited to families and also adults over 30 years of age. 2) No parties. 3)  No hen or stag groups. 4) No loud music resulting in complaints from neighbours. 4) No offensive swearing or shouting that disturbs neighbours. 5) No drug taking. 6) No littering of , or damage to, communal areas. 7) No other antisocial behaviour. 8) No charging of electric vehicles from the mains electrical supply of the property.
The property owner reserves the right to refuse entry to anyone (or evict anyone) who in the property owner’s opinion is not suitable to or capable of taking charge of the property.
The property owner reserves the right to ask the renter and their party to leave the property, without refund, should the behaviour of the renter and/or their party be considered by the property owner to be unreasonable or in breach of any of the conditions numbered 1-8 listed above..
 Number of Guests:
The maximum number of people entitled to stay at this property is 5 and furthermore. There is a surcharge for the 5th guest in any booking of £8 per night per guest. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the renter and his/her party will be asked to leave immediately without any refund. Sub-letting or assignation of the let is prohibited.
Pets:
Dogs are allowed in the property subject to the property owner's prior agreement and the renter agreeing to pay a surcharge of £10 per night per dog. All dogs must be house trained and the number of dogs must not exceed 2.
Dogs must not be left unaccompanied in the property at any time and must not be allowed on the beds or furniture. The renter shall be liable for all damage caused by his/her group’s dog(s)
The property owner cannot be held responsible for any accident or injury to a pet during their stay.
 Arrival and Departure Time:
Every effort will be made to have the property available from 2pm on the day of arrival. The property must be vacated by 10am on the day of departure. In the low-season the owner can often allow an earlier check-in time if nobody has been in the  property the night before arrival date – renters are welcome to enquire if this is possible by email prior to their arrival date
 Pre-Arrival Access Information:
An email detailing information about the key-safe code and some other general rental information will be sent by the owner to the renter a week or so before arrival.
 Liability:
The property owner takes no responsibility for the personal possessions of the renter or the renter's party. Vehicles and possessions are left entirely at the risk of the renter.
Children must be supervised at all times.
Cleaning:
We would like to think the renter and his/her party would treat the property as they would their own home and at the end of the holiday the property is left in a clean and tidy condition. The property owner retains the right to make an additional charge for cleaning should the property not be left in a similar condition to the way it was found at the start of the holiday.
 Breakages:
The renter should make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday. Any accidental damage, staining or breakages should be reported to the property owner by email, as soon as any breakage takes place – this excludes the smashed wine glass or plate. The property owner retains the right to make an additional charge for damage and breakages although it should be noted that minor breakages and reasonable wear and tear (in the opinion of the property owner) will not be charged for.
Complaints:
Every endeavour is made to ensure the renter’s stay with us is memorable for all the right reasons. However, we do recognise that from to time things do go wrong. In these circumstances, it is the responsibility of the renter to make any such problem known to the owner immediately it becomes apparent, thereby giving the property owner the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained. The property owner will endeavour to rectify any identified problems as soon as is reasonably possible.
Return of Damage Deposit:
The renter’s breakage deposit, minus any deductions, will be returned to the renter within 3-5 days of the departure, via BACS bank transfer.
